Reproduction Cost Method

The Reproduction Cost Method is a Cost Approach technique that estimates the current cost of creating an exact replica of an asset, using the same design, materials and specifications, and then deducts depreciation and obsolescence. Unlike replacement cost, it preserves the asset's original characteristics. That makes it the right basis when those characteristics are themselves the source of value.

When to Use the Reproduction Cost Method

  • Heritage, historic and architecturally significant buildings, where a modern equivalent would not have the same value
  • Insurance reinstatement of buildings that must be rebuilt to their original specification
  • Bespoke or proprietary assets, such as custom machinery, tooling and moulds, where no modern equivalent exists
  • Internally developed software and databases, estimating the effort needed to recreate the existing code or data
  • Litigation and damage claims, where restoring the original asset is the measure of loss

How the Method Works

  1. Document the asset's specification: design, materials, quantities and original build details.
  2. Price an exact replica today: direct costs (materials and labour), indirect costs (design, permits, overheads) and a developer's profit where appropriate. Older assets can be indexed from historical cost.
  3. Deduct physical deterioration, based on age and condition.
  4. Deduct functional obsolescence: excess costs of the original design compared with a modern equivalent, which are often larger than under replacement cost.
  5. Deduct economic obsolescence arising from external market or regulatory factors.
  6. Reconcile with replacement cost, market and income evidence.

Reproduction vs Replacement Cost

For most operating assets, replacement cost gives a more reliable fair value. Reproduction cost is preferred only where the original design itself carries value or must be restored. Choosing the right basis is a key judgement in every Cost Approach valuation.
